Can I rent a home in Perth with a pet?
A very common question and concern I get asked by new clients all the time, is how likely will they be able to secure a rental home in Perth, with their beloved pets.
Well, the good news is, SO many cute pets have dropped into my inbox over the last few months - Pepsi, Toots, Frankie, Arthur, Elsa, Weenie and Susie 🐶😺. The answer is - possible!
Luckily, landlords in Australia are becoming more open to accepting pets in their leased properties. Yes, it may limit your choices slightly, or the search may take slightly longer, but with the right approach, reference letters and honest discussions, there is always a solution to finding a rental property in #Perth where your pets are welcome also.
What will the real estate agent want to know? The breed of your animals, how many, size (small/medium/large) and their weight. Yes, larger dogs and certain breeds - eg Rottweiler - are less desirable for Landlords. But in my experience, Labradors, Staffys and Dachshunds have been the popular pooches migrating out from the UK in 2022!
What does it mean for your property choices? Well, common sense tells us no apartment or inner city dwelling will take anything but small pups. However, your suburban homes, 3 x 2 or 4 x 2, that has some lawn, a yard and fenced area, will still allow you to search for a home that meets your needs.
Is a pet reference a good idea? Absolutely! Write an introductory letter on behalf of your pet, include a pic, and explain their personality {I don’t bark…I sleep 23 hours a day….I love lying in the sun….!}. A reference from a neighbour is also a great idea, vouching for their good behaviour and no damage to property.
Lastly, in WA the Pet Bond is a flat fee of $260, regardless of the number of pets you have. This money is not refunded at the end of your lease, but is used to fumigate the property (against fleas etc) upon your vacate.
