Perth - Suburbs

As in any new city, finding the right suburb can be a challenge. The good news is that as at 2022, Perth is still the 2nd most affordable Australian city to rent in, and has a lower median house price when compared to Sydney and Melbourne. Yes, prices - both renting and to purchase - are on the rise, and yes, the market is very competitive in this post-covid world. But, with the right research, preparation and approach, finding the right home for you and your family in WA, is totally possible!

The main factors influencing your decision will centre around what is your anchor? Is it lifestyle (eg beachside living), is it commute times and being close to work, the need for easy access to public transport, or is it schools and being in the right catchment area for your child’s education?

The city is divided by the Swan River and can be described based on the following locations:

  1. Northern beaches - starting from Scarborough and heading north, suburbs include Trigg, Hillarys, Ocean Reef, Iluka, all the way up to Alkimos. There is a strong British expat community that live in this corridor, it is well serviced by the northern train line, and has a massive shopping mall at Joondalup.

  2. Coastal - leading out from the CBD is the sought after and affluent areas including West Perth, Subiaco, Floreat, Swanbourne and City Beach. Major hospitals, Shenton College, and Churchlands Senior High School fall within these catchment zones, making them very popular suburbs.

  3. Inner City - whilst Perth CBD itself still struggles with a vibe to match Sydney and Melbourne, the fringe suburbs are amazing! East Perth, North Perth, West Perth, Northbridge, Highgate and Leederville are all amazing locations surrounding by great dining and entertainment precincts.

  4. Western Suburbs - extending from Kings Park Botanical Gardens to the south west corridor, is the leafy and affluent western suburbs. Nedlands, Crawley, Claremont, Cottesloe, Peppermint Grove and Mosman Park, have the unique access to both the Swan River and its many yacht clubs, and the beach with its many cafe spots and surf clubs. Perth’s prestigious private schools are located in this corridor, as is the mecca of fashion at Claremont Quarter.

  5. Eastern Suburbs - across the Causeway bridge and swinging around to the south east, is the beautiful river front locale including South Perth, Victoria Park, Como, Kensington and Manning. Close to Curtin University and Perth airport, these suburbs enjoy close proximity to the CBD and the river lifestyle.

  6. South of the River - extending from Fremantle and travelling east up to Applecross, this corridor on the southern banks of the river is very popular with families and returning Expats. Suburbs including East Fremantle, Bicton, Attadale, Alfred Cove and Mt Pleasant {what a name!} are surrounded by fantastic school options, a great community feel, loads of sporting clubs and many a weekend spent at the river.
